Collin Creek's New Townhomes Next to Plano's Resale Market: What the Sticker Price Leaves Out

October 29, 2026

The townhome at 1008 Comfort Drive in Collin Creek is a 2,382-square-foot Ashton Woods plan. On the builder's current listing, its price has dropped from $585,514 to $520,000. At first glance that looks well above Plano's resale market. In September 2026 the median Plano townhouse sold for $362,450, based on 16 closed sales in the NTREIS report.

Per square foot, the gap nearly disappears. At the reduced price, 1008 Comfort Drive works out to about $218 per square foot. The median resale townhouse in Plano that month sold for $224.41 per square foot. So most of the sticker gap comes from size. What the sticker doesn't show is an annual assessment that stays with the lot through 2051.

Divide Each Price by Its Square Footage

When you compare Collin Creek with the rest of Plano, start with price per square foot. Here are the quick-move-in townhomes on the builders' current listings, each next to the September resale benchmark.

Home Builder Size Listed price Approx. price per sq. ft.
1008 Comfort Drive Ashton Woods 2,382 sq. ft. $520,000, reduced from $585,514 $218
1016 Comfort Drive Ashton Woods 2,382 sq. ft. $550,000, reduced from $590,149 $231
904 Ash Road Mattamy 1,479 sq. ft. $449,990, ready November 2026 $304
809 Ash Road Mattamy 1,564 sq. ft. $492,351 $315
900 Ash Road Mattamy 1,470 sq. ft. $484,059, ready January 2027 $329
Plano resale townhouse median, September 2026 Various — $362,450 $224.41

The table shows two different markets inside one development. The large Ashton Woods plans, after their price cuts, sell for close to resale prices per foot. The smaller Mattamy units cost $80 to more than $100 more per square foot than the resale median. For those homes the premium is real, and it pays for new construction in a walkable mixed-use district. Ashton Woods' Collin Creek plans currently run from $452,990 to $550,000 for 1,520 to 2,413 square feet. Where a home sits in that range matters more than the community's name.

Plano's detached homes are their own comparison. In September 2026 the median single-family home sold for $510,000, or $208.59 per square foot. The reduced 1008 Comfort Drive costs about the same as that median and has a similar price per foot. The difference is that a buyer gets an attached home with a two-car garage, plus the district's 8.9 acres of parks and 1.6 miles of trails.

The Resale Side Got Tighter While the Builders Cut

The timing of the price cuts makes more sense next to Plano's resale townhouse numbers. In September 2025 resale townhouses took a median 98 days to sell, and the city had 6.1 months of inventory. By September 2026 that was down to 43 days and 3.7 months, with 69 active listings and sellers getting 95.6% of list price. The median price fell over the same period, from $435,000 to $362,450. With only 16 sales in a month, the mix of homes that happened to close can move that figure a lot, so the inventory trend tells you more.

So existing townhouses are selling faster and supply is thinner, while the new-construction side is reducing prices and offering financing. On select quick-move-in homes, Mattamy advertises a first-year buydown payment of 3.99%, or 6.784% APR. That rate is based on a 5.99% FHA fixed-rate mortgage and requires using its affiliate lender, Mattamy Home Funding. A Year 1 buydown lowers the payment for the first year only. After that, the payment goes up to whatever the loan's actual rate is.

Statewide, sellers are giving up ground too. The Texas Real Estate Research Center's October 2026 Texas Housing Insight put the median seller price cut in August 2026 at $14,900, roughly 4% of the initial list price. The two Comfort Drive reductions were about $65,500 and $40,000.

The Bill That Comes With the Lot

Collin Creek's streets, drainage and other public infrastructure were paid for in part through two public improvement districts, Collin Creek East and Collin Creek West. Each year the City of Plano updates their assessments through a service and assessment plan. Council took up the current updates for both districts on July 27, 2026.

In the Collin Creek West 2026 Annual Service Plan Update, a standard Lot Type 1 parcel, the single-family residential class, has an outstanding assessment of $26,661.31. Its installment due January 31, 2027 is $1,956.23. That works out to about $163 a month on top of the mortgage, taxes and insurance. The buyer disclosure schedule in the same document shows installments through 2051. Plano's 2024 update for the same district put Lot Type 1 at 402 single-family lots.

Buyers receive this disclosure language from the city's form:

"An assessment has been levied against your property for the authorized improvements, which may be paid in full at any time. If the assessment is not paid in full, it will be due and payable in annual installments that will vary from year to year depending on the amount of interest paid, collection costs, administrative costs, and delinquency costs."

Each lot is billed on its own. The same roll lists one Lot Type 1 parcel that was partly prepaid. It shows $16,661.31 outstanding and a $1,222.49 installment. The Collin Creek East 2026 update is set up differently. It shows totals by block, with no per-home amounts. Block Q, the single-family block, shows $2,527,799.17 outstanding and a $187,761.04 installment due in January 2027. Which plan covers a particular townhome, and the amount on its lot, comes from that address's own entry in the roll and its disclosure.

None of this appears on a builder's price sheet. Two homes listed for the same price can have very different yearly costs once one of them carries roughly $1,950 a year through 2051.

Comparing a Collin Creek Home and a Resale Home on Equal Terms

When clients are deciding between a home here and a resale townhome elsewhere in Plano, this is the order we work in:

  1. Price per square foot, not sticker price. Find out where the home falls against the $224.41 resale townhouse median from September 2026, then compare it with current resale listings of similar size.
  2. The PID line for that specific lot. Get the outstanding assessment and next installment from the city's roll and the disclosure. Then add the installment to the monthly cost so both homes are compared on full carrying cost.
  3. The payment in year one and in year two. With a temporary buydown, the second-year payment is the one you'll live with long term.
  4. Delivery date against your move date. A November 2026 home and a January 2027 home put closing in different months. The January one also falls in the same window as the PID's January 31 due date.
  5. Who the comps will be. As the next section explains, resale comps in the district will be limited for a few years.

This is general information, not legal, tax or financial advice. PID terms, financing incentives and contract obligations should be confirmed with your lender, a title professional or an attorney before you commit.

A District Still Under Construction Through 2028

Centurion American plans roughly 500 attached single-family homes, 2,300 apartments and 300 independent-living residences on the former mall site. Its builder partners are Ashton Woods, DRB Homes and Mattamy Homes. Community Impact reported in June 2026 that about 200 homeowners were living in the community. The developer planned to release 400 more lots to builders, and apartment construction was expected to start in late Q3 or early Q4 2026 and take 22 months. Those dates were projections when they were published.

The plan is still being revised. In October 2026, Community Impact reported that Centurion American wanted to move a planned 49,946-square-foot hotel. Because the request lacked signatures from every property owner in the district, it triggered a public hearing. The same report said construction is expected to continue through 2028.

That affects price. With hundreds of new lots still to be released, the most likely comps for a Collin Creek resale over the next few years are builder sales down the street, and those can come with price cuts and buydowns. When it's time to sell a home here, the competition may be a new home with an incentive attached.

If you're weighing a Collin Creek townhome against a resale home elsewhere in Plano and want the price per foot and the PID line laid out side by side for the specific addresses, Sherri Murphy-Bort and The Ultimate Real Estate Group can put that comparison together with you before you write an offer.
