At 3501 Dove Road, a lot that once held a Food Lion grocery store, and later a Carroll ISD administration building, is becoming Dove Station. The plan is 19 single-family homes on 3.79 acres. They carry Grapevine addresses but sit inside Carroll ISD. On Maykus Homes' Dove Station page, homes start at $1.3 million and annual HOA dues are $950.
In September 2026, the median Grapevine single-family resale closed at $539,900. That puts the cheapest new infill home in town at about 2.4 times the resale median. A gap that wide comes from a city with almost no land left, where the rules on what can go on that land favor hotels over houses.
Community Impact reported on September 1, 2026 that Erica Marohnic, Grapevine's director of planning services, said the city has about 4% of its developable land left.
Some of that land sits under DFW Airport's flight paths. Grapevine's zoning ordinance sets up four Airport Noise overlay districts, AN-A through AN-D. They add rules for property near the airport tied to land use compatibility guidelines and noise insulation requirements. Community Impact's coverage of one of the last large open sites, just north of Grapevine Mills, shows what that means in practice. Marohnic described it to the outlet this way:
"Through that zoning district and all the permitted uses, you get to a point where you're just striking through single-family [housing]."
The council approved that site on June 2, 2026, for Trammell Crow Company's Grapevine Village. The 28.7-acre plan calls for 248 apartments in 11 buildings and three hotels, anchored by a six-story Sandman Signature Hotel. According to the same article, Trammell Crow paid Simon Property Group, the mall's owner, to ease deed restrictions on the property. Uses that would compete with the mall are still limited. The developer projected $2.9 million a year in tax impact, compared with $1.8 million for a 2024 proposal that had more apartments and fewer hotel rooms, which the council denied.
So one of the few large parcels left in Grapevine is going to apartments and hotel rooms. New single-family homes have to squeeze into whatever smaller pieces remain.
Every recent for-sale project in Grapevine is a small infill neighborhood, and the builder-published prices begin above a million dollars. Lot counts below come from Community Impact's spring 2026 housing roundup. Starting prices come from the builder's current pages.
| Project | Location | Scale | Starting price or status |
|---|---|---|---|
| Dove Station | 3501 Dove Road | 19 homes, Carroll ISD | From $1.3M; six lots left as of spring 2026 |
| Ferguson Place | Ferguson Road and Lonesome Dove Road | 34 lots across the Grapevine–Southlake line | From $1.5M; four lots left as of April 21, 2026 |
| Grapevine Springs | Near Northwest Highway and North Dove Road | 21 two-story homes | From $1.8M; lot delivery targeted for August 2026 |
| Oak Hill | 4700 SH 360, near Glade Road | 21 lots | Dirt work began early April 2026; developer 360 Land Partners LLC |
| The Reserve at Bear Creek | 4201 SH 360 | 69 townhomes | Redesigned to two stories Jan. 20, 2026; homes to be sold individually |
Ferguson Place's lots run from 7,511 to 12,104 square feet, and all of its homes are within the Carroll ISD boundary. About one acre of the development falls inside Southlake city limits. Oak Hill's land was originally set aside for commercial development before the council approved homes there in August 2023.
The Reserve at Bear Creek is the one project that could open a middle price tier. Community Impact reported that the wall and roads were already in when the January amendment passed. The presentation said the townhomes would be sold individually, not rented. The article named BB Living as the prospective purchaser at the time.
Small infill on scarce land carries the same costs as any construction plus a high per-lot land cost, which helps explain why these homes are priced for the top of the market. In practice, a buyer who wants something under a million dollars in Grapevine is looking at existing homes.
The NTREIS September 2026 MLS summary, produced by the Texas Real Estate Research Center at Texas A&M, breaks Grapevine out by city.
| Grapevine single-family | September 2025 | September 2026 |
|---|---|---|
| Closed sales | 36 | 43 |
| Median price | $594,500 | $539,900 |
| Median price per square foot | $261.59 | $264.51 |
| Sold to list price | 97.4% | 95.7% |
| Active listings | 93 | 91 |
| Days on market | 37 | 35 |
| Months of inventory | 2.3 | 2.4 |
The median fell about $55,000 year over year while the median price per square foot went up. When those two numbers move in opposite directions, the likely cause is a mix of smaller homes closing that month. With 43 sales in a single month, one or two large closings can move the median noticeably in either direction.
The more stable numbers are about supply. Grapevine had 91 active single-family listings and 2.4 months of inventory in September 2026. For the Dallas–Fort Worth–Arlington metro, the same report shows 4.3 months of inventory, 62 days on market, and a $385,000 median. Grapevine homes sold in about half the metro's time. Inventory stayed tight because the city can't add many new houses to relieve it. Grapevine's supply grows mainly when an owner decides to sell.
Sellers did give more ground at the closing table than a year earlier, with sold-to-list falling from 97.4% to 95.7%. A tight market can still require a well-judged list price.
The tourism economy that claims Grapevine's leftover land also keeps the city's slice of the property tax small. Community Impact reported that the council adopted $0.226817 per $100 of valuation for fiscal 2026-27, the no-new-revenue rate and 4.4% below the prior year's $0.237228. On the average taxable home value of $393,431, that comes to $892.37 owed to the city. City Manager Bruno Rumbelow told the outlet that hotel tax and sales tax growth are what let the city stay at the no-new-revenue rate. Grapevine has just under 6,000 hotel rooms. Its local hotel occupancy tax is 7% on top of the state's 6%, and it brought in $23.51 million in fiscal 2024-25.
The school district rate is a much larger share of the bill, and Grapevine addresses fall into two districts. According to the board minutes, Grapevine-Colleyville ISD trustees adopted a 2026 total rate of $0.8686 per $100 on Aug. 24, 2026. Carroll ISD trustees adopted $0.9269 on Aug. 17, 2026. The difference is about $58 a year for every $100,000 of taxable value. Dove Station and Ferguson Place, two of the newest infill neighborhoods, are both in Carroll ISD, so a $1.3 million home there and a resale home a mile away can carry noticeably different tax bills.
Tax rates, exemptions and HOA terms depend on the property, so treat these figures as general information rather than tax or legal advice, and confirm your own numbers with the appraisal district, the HOA, or a qualified tax professional.
Will Grapevine Village add homes for sale? The approved plan is 248 apartments and three hotels. It includes no for-sale single-family homes.
Are Grapevine home values falling? The September 2026 median was down from September 2025, but median price per square foot rose from $261.59 to $264.51 over the same period. That pattern points to smaller homes selling that month.
Is every new Grapevine home in Carroll ISD? No. Dove Station and Ferguson Place are in Carroll ISD. For any other address, check the taxing jurisdictions for that specific property.
If you're weighing a Grapevine resale against one of the new infill neighborhoods, the math depends on that exact lot, its school district rate, and how fast the comparable homes nearby have been selling.
